Comunus is dedicated to the creation of sustainable value, accomplished through dynamic portfolio management.

The Fund offers its unitholders two diversified sources of income.

Income properties

The first comes from yield properties held with a “buy & hold” strategy, which generates a stable return over time.

Development properties

The second comes from development properties with significant capital gains, offering extraordinary dividends on a one-off basis.

A qualitative and controlled growth

Comunus investment strategy is characterised by actively seeking opportunities in the real estate market mainly in residential properties in the French part of Switzerland. On the one hand, the focus is on properties with potential for improvement and long-term yields.

Renovation work is carried out gradually, in line with tenant’s turnover, whom we regard as our clients. On the other hand, it targets properties with significant potential for real estate development, whether through plot development or the renovation of properties intended to be sold as condominium units.

In the implementation of the investment strategy, success depends on several factors, such as patience coupled with the ability to seize investment opportunities as they arise. In order to preserve future performance, the acquisition process must be rigorous to allow the fund to have a controlled and qualitative growth.
