Sustainability represents at once an obligation, a challenge, and an opportunity.

Comunus is not classified as a sustainable fund under current regulations, as it does not commit to achieving specific, measurable sustainability targets. However, Comunus implements actions grounded in an ethic of responsibility toward future generations.

Its strategy is based on a clear positioning that combines rigorous compliance with Swiss environmental regulations and the objective of generating long-term, sustainable value for investors.

In terms of the environment

Comunus strategically acquires underperforming buildings with the aim of renovating and improving their carbon footprint. Comunus carried out a sustainable and comprehensive analysis of its real estate portfolio, taking into account all environmental aspects related to its business.

The portfolio’s energy needs and CO₂ emissions reduction trajectory were calculated and a full ESG rating was carried out by Wuest & Partner.

In our commitment to transparency, we have determined the primary ecological challenge and outlined a range of strategies. These measures are designed to reduce the energy consumption of our buildings, diminish heating needs, while moving away from fossil fuels, thereby mitigating CO2 emissions.

In practical terms, during large-scale renovation projects, we systematically replace oil and gas boilers with heat pumps or district heating systems. Subsequently, where possible, we insulate the buildings and replace windows at the end of their lifespan, using local materials with a low CO2 footprint. As a final step, we insulate roofs where technically possible.

On a societal level

Comunus aims to make qualitative and affordable housing unit available to the market. The Fund systematically considers the needs of its tenants and works in cohesion with them.

This implies respecting the tenants financially. We refrain from automatic rent increases following renovation work or rise of the mortgage rates. Instead, we carefully analyse each tenant’s financial situation on a case-by-case basis.

The safety and comfort of our tenants is key for Comunus. This is why entrances and halls are rethought, in particulars with better lightning systems. The oldest units in the portfolio are being upgraded by creating bathrooms, sanitary access for the installation of private washing columns, as well as balconies and fully fitted kitchens.

We are also dedicated to fostering social connections among residents with the creation of rooftops vegetable gardens when possible and by designing new green spaces.

In terms of construction work, we promote local players and provide opportunities for young entrepreneurs.

Lastly, we cultivate a lasting partnership with property management companies by offering them fair compensation. We work closely with them in the day-to-day management of our portfolio, emphasizing factual and precise communication.
